Property records, and the money behind them

News and analysis only. Published by Kamal Thakkar & Co., loan consultants — Ahmedabad property read from the lending side. We do not buy, sell, rent, lease or broker property. We are not realtors, builders or developers, and we hold no interest in any transaction we report.

About

An independent record of what Ahmedabad is building — and how it is funded

Property and finance are one business reported as two. We cover both halves, twice a month, from public records.

The idea this is built on

A project is not built by a developer alone. It is built by a developer and a lender, together, whether or not they ever meet. Land is bought with credit. Construction is funded against receivables. The flat at the end is sold to a buyer who is himself borrowing, from a bank that has already formed a view on the project before he walked in.

Remove the finance and none of it happens. Yet property is reported almost entirely from the sales side — what launched, what sold, what an area is worth — as though the money were a detail that sorted itself out afterwards.

The two sides are not equal, and that is the point

A bank lends across many industries. Real estate is one line in its book. A developer has one source of capital and a project that cannot pause while he finds another.

So the dependence runs harder in one direction. A lender does not need to understand a builder's business to say no. A builder needs to understand a lender's to hear yes.

That asymmetry is why this publication exists in the shape it does. The side with less leverage gains the most from seeing clearly, and almost nothing is written for it.

What that means in practice

Every alternate Saturday we publish two things side by side:

Read together, they answer a question neither answers alone: not just what is being built, but what is likely to get built, and why some of it will not.

Why the records are scattered

Ahmedabad's property information is public, but it sits in pieces. RERA holds one part, the municipal corporation another, the registration department a third. Each can be searched one record at a time. Nobody puts the whole picture in one place.

We do that, every alternate Saturday.

What we publish

What we do not do

We do not sell or broker property. We do not list flats, quote prices, or accept payment to feature a project. We hold no interest in any transaction we report.

If that sounds like a narrow definition, it is deliberate. A record is only useful if the person keeping it has nothing riding on what it says.

Where the information comes from

Our primary source is the Gujarat Real Estate Regulatory Authority's public project register. We also draw on municipal development permissions, government notifications and published rate data. Every figure we print can be traced back to a public record, and from Issue 01 each project entry carries its RERA registration number so you can check it yourself.

Corrections

Public records carry errors, and so, sometimes, will we. If you find a mistake about your project or your firm, write to us and we will correct it in the next issue. We do not charge for corrections and we do not remove accurate information on request.

Prepared by

Ahmedabad Real Estate News is an initiative by Finance Market, a loan consultancy in Ahmedabad.

Finance Market funds this publication. It does not influence what the publication reports, and no project receives or loses coverage on the basis of any business relationship. We state the connection openly here rather than leaving you to discover it.

That connection is also what makes The Loan Consultant View possible. Placing loan files with banks every week is how we know how lenders read a project. We are an intermediary, not a lender: we do not approve, decline or price any loan, and the column names no product and quotes no rate.
