211 projects, six months, one record
This is the first issue. It sets out what the Gujarat RERA register shows for Ahmedabad over six months — how many projects were registered, what kind, and where. Everything below is a count of public records. None of it is a view on price, value or returns.
The period in numbers
Three plotted developments were registered in the period, and two records carried no project type.
Source: Gujarat Real Estate Regulatory Authority project registrations, compiled by Ahmedabad Real Estate News.
Monthly counts ran 38, 53, 26, 37, 37, 19. That is variation within a range, not a trend. January was the heaviest month and May the lightest, and six months is too short a run to call either a direction.
Where the registrations are
Localities with the most registrations over the six months:
| Locality | Registrations |
|---|---|
| Naroda | 10 |
| Ghatlodia | 6 |
| Vastral | 6 |
| Science City | 6 |
| Ognaj | 5 |
| Kathwada | 5 |
| Ambawadi | 5 |
| Nikol | 5 |
| Vatva | 4 |
Naroda leads the table on its own, and the eastern names — Naroda, Vastral, Nikol, Kathwada, Vatva — account for more of the top of this list than the western premium belt does. That is a count of new supply entering the regulated market. It is not a statement about demand, price or absorption in any of those areas.

One record in the month is a municipal corporation scheme rather than a private promoter. It is included because it is in the register.
The Loan Consultant View
The same table reads differently from the side that funds it.
Mixed development is the majority of what is being registered, and it is the harder structure to fund. Of the 56 projects registered in April and May, 23 were mixed development against 22 purely residential. A mixed scheme asks a lender to take a view on two demand streams at once — housing that sells unit by unit, and commercial that leases over a longer and less predictable horizon. Lenders generally underwrite the residential component on its own merits and treat the commercial as the part that must survive being slow.
Commercial-only projects were 11 of those 56. A purely commercial scheme has no unit sales to fund construction, so the promoter's own contribution matters more and the repayment case rests on leasing assumptions the lender will test at a slower pace than the promoter's projection.
Where the registrations are clustering is not where home loan files move fastest. Naroda, Vastral, Nikol, Kathwada and Vatva lead this period's counts. Projects in those belts are more often first-time or smaller promoters, which usually means the project is not yet on any bank's approved project list — so each buyer's home loan triggers a full legal and technical review of the project instead of a check on the buyer. That adds weeks per file, and it shows up in the sales office as "buyers are not serious".
A registration is a commitment to a completion date. Once registered, the promoter has told the authority when the project will finish, and that date is on the public record. Lenders read the quarterly progress filings against it. A project whose filings go quiet is a project whose approved-list status comes up for review.
None of that is advice on any project named above. It is how files of this shape are generally read.
What this issue could not tell you
We publish gaps rather than filling them:
- RERA registration numbers are not yet carried against these entries. They are public and we are adding them; until then, search the project and promoter name on the authority's register directly.
- Locality is missing for 20 of the 56 projects registered in April and May. The record we worked from did not carry it. Those entries show "Not stated" rather than a guess.
- June to September 2026 is not in this issue. That period is being compiled and will run in Issue 02.
- No prices. We publish declared project cost where the promoter filed it with the authority. We do not publish or estimate sale prices.
The full searchable record of all 211 projects is in the project directory — filter by locality, type and month, and open any row for the complete entry.
